Urban tertiary development has profoundly reshaped cities, leading to the elimination of many industrial processes and the creation of derelict and degraded areas within the urban territory. Urban planning often targets these spaces for interventions that address specific city-wide problems, focusing on sustainable reuse without land consumption, the integration of new functions (e.g., green space), and the mitigation of negative climate change effects. This paper explores the processes of transforming derelict production areas into hubs of sustainability and urban regeneration. The analysis focuses on the challenges and opportunities in redeveloping these sites, identifying strategies for integrating them into the urban fabric with new and diversified functions (residential, commercial, recreational, etc.). Through a case study of the regeneration of a Cirio industrial settlement in the eastern area of Naples, the work assesses the impact of adaptive and sustainable reuse interventions. It highlights the crucial role of urban planning in promoting circular and resilient development models that are simultaneously environmentally and socially sustainable while enhancing the existing heritage.
